The Top Questions Sellers Should Ask When Interviewing Realtors

If you're planning on selling your home, selecting an experienced and trustworthy real estate agent is crucial. Your Realtor will be guiding you through the entire process, from setting the list price to preparing your home for sale to closing the sale. But with so many Realtors in the area, how do you know how to select who's right for you? Make sure that you add these important questions when interviewing potential Realtors to work with.

How much experience do you have in the local market?

Real estate is all about location, location, location. Make sure the Realtor you hire has extensive experience working within your local market. They should be able to give you an idea of recently sold comparable properties and their value, neighborhood statistics, and the current state of the housing market in your area. The more experience they have, the better equipped they will be to advise you on how to sell your home for the highest possible price.

What is your marketing plan?

Selling your home is all about getting maximum exposure in order to attract potential buyers. Ask how they plan to market your home. Will they use professional photography and virtual or drone tours? Will they provide a floor plan and special feature sheets? Will they advertise on popular real estate websites? Will they host open houses if you want them? Don't be afraid to ask for specifics - after all, they should have a clear-cut and proven marketing plan in place.

What is your commission that you charge?

Asking about and understanding commission rates is an important part of finding the right agent. Real estate commissions are always negotiable and are not set, and are up to you and the Realtor you choose. Make sure to ask about commissions up front so you know what to expect to pay at closing. Keep in mind too that the cheapest option may not necessarily be the best - it's all about finding the right Realtor who provides the services that you need to get your home sold.  

How often will we communicate?

Communication is key when it comes to selling your home, and is the largest complaint most home sellers have about the Realtor they choose to work with. Make sure that the Realtor you choose is responsive to your needs and it is clear how you want to be communicated with. Ask them how often you can expect to hear from them throughout the process, and make sure they're available to answer your questions whenever you need them. You want someone who is going to be your partner, guiding you throughout the process and all of the steps needed to get your home sold.

Selling your home can be a stressful and overwhelming experience, but finding the right Realtor will make all the difference. Don't be afraid to ask tough questions during the interview process - remember, this is likely your largest asset and it is very important to choose the best professional to work with.!
